Any builders/roofers on here ?

    In March I was informed that the garage was now the utility room :mad: luckily we had a car port :) a local builder who came highly recommended built a framework and fitted a garage door and side door for me, he did a great job but was a tad expensive, it currently has a single skin, clear corrugated sheet roof which is 7 or 8 years old and beginning to leak, it also condensate like hell during the winter

    I need some advice please on how best to get this port/garage winter ready for storing my bikes in, what kind of roof would be best, should I carpet it out, treat the walls etc etc ... unfortunately I'm on a bit of a tight budget with it 1500 - 2000 max, any advice would be greatly appreciated

    I would look into a composite steel sheet which is similar to what you would find on the side of a B&Q or a warehouse .
    The composite is a block of insulation bonded to the powder coated steel sheet .you could then get the edge trims and fixings to match .these would simply be bolted on like the old sheets as they are not very heavy .
    You may be able to source these through a local cladding specialist as its something that merchants don't stock.
    I would imagine this would be the cheapest or best option as anything else would mean beefing up the supporting joist and if you think a flat roof would need minimum 150 x50 treated joist ply decking ,insulation ,firing pieces to form a fall ,and felt and trims all very expensive.Hope this helps a touch.

    You've got a nice frame to work with there. I had to build my own frame for a lean to after the old one rotted away. I then bought a modular perspex insulated roof kit from Eurocell and put it up myself.

    Ply it out, visqueen vapour barrier, 120mm Kingspan PIR insulation mechanically fixed, and a single ply PVC either fully bonded or mechanically fixed.
    Get it dark grey colour to look like lead/zinc. £80/m2 all in.
    Go for a material like Sarnafil, Protan, Armourplan, Sureweld or even Flag.
    They will all give you a ten to fifteen year guarantee, with agrement certificates for a life expectancy in excess of 40 years.
    You won't have any problems with flashings leaking, or fixings exposed.

    We use composite panels as well, and you will likely be a little cheaper to install that, but it won't last as long.

    You could use multi wall polycarbonate sheets, or replace the corrugated sheets with plywood and get it fibre glassed as that would last a lifetime!!!

    Anyone in here a roofing estimator looking for a job just outside Glasgow ?
    My assistant is moving on.
    Specialise in single plys, felts, hot and cold applied liquids, aluminium standing seam, cladding, green and garden roofs, inverted and warm roofs, all commercial.
